Union Square is the teeming commercial hub of the city. Many major hotels and department stores are packed into the area surrounding the actual square. Numerous upscale boutiques, restaurants, nightspots and galleries occupy the spaces tucked between the larger buildings. At the intersection of Powell and Market streets, tourists huddle to view one the city’s most unique sites, the manual cable car turnaround. 


Union Square



The area got its name because it was once used for Thomas Starr King rallies and support for the Union Army during the American Civil War, earning its designation as a California Historical Landmark. Despite its declining profile, Union Square in San Francisco is still a major retail hub for the city.

For decades, the Macy’s in San Francisco Union Square has been well known for the kittens and dogs that curl up in the department store windows at Christmastime, waiting to be adopted. 

Now Macy’s has a bigger ask for window-shoppers: someone willing to adopt about 400,000 square feet of one of the city’s most iconic properties.

On Tuesday,  Macy’s announced that intends to sell the two-building complex at 170 O’Farrell St. and 101 Stockton St., currently eight stories of retail space cut up into a vast array of fashion collections, perfume counters and brow bars.


Forge Development President Richard Hannum, who is also an architect, said the demise of Macy’s could be an opportunity for multiple global retailers not currently in San Francisco. Though Hannum is working on converting the Humboldt Bank building on Market Street from office to residential, he doesn’t see the Macy’s buildings as suitable for housing.

“That site is a global AAA location for retail,” he said. “Macy’s has been struggling for decades. I see this as a mega opportunity for the city to create a new multibrand location that will bring Union Square to the next level. This is an incredible opportunity — not evidence of a death spiral.”

While the city is focused on converting empty retail and office spaces into housing, the size of the floor plates in the Macy’s building make that difficult. Typically, buildings most suitable for conversion have floor plates of 10,000 or 12,000 square feet, whereas the floor plates in the Macy’s buildings are 50,000 square feet.
